Spectrum has set its sights again in Nicaragua with a new real estate project, which is being developed hand in hand with García & Bodán.
Recently, it was placed the first stone in the project “Sendero de Las Colinas”, which is located in a high value privileged zone of Las Colinas, Managua. García & Bodán formed a team of highly skilled professionals to provide advice in this project, led by Carlos Téllez, Managing Partner, accompanied by the Associates María Alejandra Baldizón and María Ofelia Medina.
The legal advice consisted in carrying out the due diligence of the property, taking into account a lot of factors, such as the registry consecutive nature, possible levies, Right of way, investigations in the Physical Cadastral Directorate (INETER), Municipal Hall of Managua, Urbanism Directorate of the Municipal Hall of Managua, among others. This way, it was ensured that the first phase of the project to fulfill the Nicaraguan legal obligations and regulations, so that the Property Right of future purchasers remains safe.
It was also made and adapted, according to the description of the project, the sales promise agreement that fulfilled the requirements of the applicable laws, avoiding in this way unfair terms and giving an amicable agreement between developer and buyer.
This project has an approximate investment of 10MM dollars and will count with 93 houses in phase 1 and 5 different models that will adequate to each family nucleus; with which is promised to create around 275 direct and indirect employments.
Spectrum in a Guatemalan group that currently has over 20 years of experience in housing development in the Central American region and Colombia. García & Bodán has actively participated in the legal advice to Spectrum throughout their urban developments in Nicaragua.
