Urban Development through Condominium Regime[1]
At the heart of a condominium is not only shared walls; but the symphony of stories, dreams and respect that build a collective home where coexistence is the masterpiece that we all write together.
The Condominium Regime has been and will continue to be a tool for urban development that will not only allow densification, the repopulation of areas of interest and private investment to build the infrastructure for basic services (i.e. water, drainage and sewage, roads, among others), but also actively collaborates with the strengthening of neighborhood relations.
Community living within a condominium regime is a delicate balance between individual autonomy and collective collaboration. With increasing urbanization and the popularity of condominiums as a form of housing, coexistence among neighbors has become a crucial issue to ensure harmonious and satisfactory living.
In this sense, there are key points for the constitution and for the day-to-day life of the condominium.
ü For the constitution of a condominium regime, we have identified that it is crucial to have technical and legal advice for the preparation of the plans and design of the regime project, the descriptive reports, the calculation of the percentages of joint ownership, the coexistence regulations, among others, since all this information constitutes the cornerstone for, on the one hand, obtaining the authorizations from the competent authorities to create the condominium regime, and on the other hand, to facilitate the condominium life.
ü Once the condominium regime has been constituted, it is important to have administrative and legal support for the proper conduct of the meetings and decision making, as well as the supervision and compliance with the condominium regulations.
Finally, all of the above should be aligned with cultivating a sense of community, strengthening ties between neighbors, and promoting an environment of mutual support and collaboration. Organizing community activities, such as social events, shared interest groups or condominium beautification projects, can help create a sense of belonging and connection among residents; without a doubt, harmonious coexistence in a condominium not only improves our individual quality of life, but also strengthens the social fabric of our community as a whole.
