Our client, a successful actress, was recommended to us by a friend of hers. At the time she was renting in Kensington but wanted to look for a house between Kensington and Primrose Hill. She needed more space predominantly for her extensive wardrobe and her two dogs.
We went to best and final bids against four other buyers, but we were able to work closely with the selling agent to establish what our client needed to pay in order to secure the house without them overpaying. We agreed the property for £350,000 less than what she was prepared to pay.
The surveyor we instructed noticed a discrepancy with the title plan and the garden boundary. As a result, our client was able to amicably reclaim part of their neighbour’s garden which was rightfully hers.
The house had been repossessed by the bank and was entirely unmodernised. We introduced our client to a range of contractors as well as some wonderful interior designers.
Her funds were held within a complicated trust structure and we worked together with the trustee to provide them with adequate comfort of the property investment ahead of them releasing funds.
