Practice Areas
Susan C. Karp is Of Counsel to the firm’s Environmental Practice Group. In this role, she regularly advises developers, buyers, sellers, owners, operators, and lenders in connection with a broad array of environmental matters concerning both commercial and industrial properties. In addition to her role at MSW, Susan is also the founding principal of Karp Environmental Law, LLC.
Susan is known as a straightforward practitioner with a practical approach to resolving environmental issues in transactional and regulatory settings. Her practice is national in scope and encompasses a broad range of issues, including evaluating environmental conditions and liabilities and due diligence counseling related to the acquisition and disposition of commercial and industrial properties. In addition, she regularly helps clients evaluate remedial options and associated cleanup costs and develops strategies to help identify avenues of remediation cost recovery, including federal and state financial incentive programs and general liability and pollution legal liability insurance.
As noted in Chambers USA, “Susan Karp is well versed in advising on the environmental issues arising from commercial and corporate transactions as well as compliance matters” – clients say, “they cannot speak highly enough of her,” and go on to say that “she is very astute, smart and capable” and “very easy to work with.”
As an active member of NAIOP’s Regulatory Affairs Committee and the New Jersey State Bar Association’s Business Law Section of which she is a Director, Susan regularly reviews and comments on legislative and regulatory initiatives on behalf of the commercial and industrial real estate industry. She is also a past president of Commercial Real Estate Women, Inc. of New Jersey.
Prior to joining the firm, Susan was a partner at both Cole Schotz and Farer Fersko, and served as of counsel to Sills, Cummis & Gross.
She obtained her law degree from Seton Hall Law School, and her undergraduate degree from Rutgers University.
Susan and her husband Michael have two sons and live in Livingston, New Jersey.
