Career

Alessandra specialises in municipal and real estate matters. She provides comprehensive advice on the daily real estate needs required for the operation of commercial, industrial, educational, corporate, or special-use assets (cemeteries).

Her professional practice allows her to anticipate contingencies and propose useful solutions and alternatives to situations related to municipal real estate legislation, such as zoning, use compatibilities, application of urban planning parameters, development of urbanisations or buildings, subdivision of properties, regularisation of buildings and/or their rectifications, registry updates or evaluation of semi-rural urbanisations, addressing legal observations in technical safety inspections of buildings, among others.

Her experience also includes defence in procedures related to the aforementioned matters, with expertise in the strategy and management of administrative and sanctioning procedures associated with legal restrictions on property (zoning, compatible uses, technical charges, among others), as well as in the legal evaluation and planning of building projects, urban development, preliminary projects in consultation, operating licences, and Technical Safety Inspection Certificates for Buildings ("ITSE" in Spanish).

Her expertise is comprehensive. She participates and oversees the preparation of requests for operating licences, Technical Safety Inspection Certificates for Buildings ("ITSE" in Spanish), construction licenses, and urban planning files, among others. She can determine the regulatory options that are best suitable for each client’s administrative-real estate permits (technical safety inspection certificates for common areas, corporate operating licences, individual operating licences, operating licences for lessees, building and urban development licences in all their modalities, work conformities, work receptions, advertisement authorisations, among others).

She has solid experience in municipal taxation, allowing for savings in the tax burden of commercial assets. Specifically, she provides advice on the verification and determination of Property Tax and Municipal Fees ("Arbitrios" in Spanish), defining whether the charge is excessive or justified, planning the applicable strategy at each stage and participating in tax audits and objections to unjustified charges, claims and/or appeals before the Peruvian Tax Court.
