Maureen Ann is a senior partner in Dentons Rodyk's Real Estate practice group and is Head of the Land Rights & Leasing practice.

Maureen's land rights and land leasing portfolio focuses on work involving arrangements ranging from the structuring of land holdings, build-and-leaseback or purchase-and-leaseback arrangements, easements, wayleaves, contractual licenses and other land rights issues, long-term leases, subleases and specialty commercial or industrial leases such as cineplexes, family entertainment centers, social clubs, places of worship, factories, logistics, warehouses, industrial plants (including on Jurong Island) and hypermarts, and she prepares and negotiates contracts for these arrangements. Her land rights work includes transactions relating to JTC land, SLA land and HDB land and she is adept at navigating the land rights portfolio and the land allocation/use requirements and policies of these government agencies. Her clients include the major developers in Singapore, multi-national land users having operations in Singapore, and international fund managers investing in real estate in Singapore under creative funding and asset holding strategies.

Maureen has in-depth familiarity with the universal issues that concern landlords and tenants and is an expert at navigating the available options and exploring any creative alternatives to achieve intentions where the situation requires it. Maureen’s commercial leasing portfolio includes acting for landlords of numerous grade A office, commercial/retail and integrated mixed developments, business parks and industrial projects as well as for landlords of sub-urban commercial (office and retail) buildings. Equally, her depth of experience in land use and leasing issues also means she is a very sought-after and well regarded tenant support lawyer driving on clients’ behalf difficult and extensive negotiations or lease structures for their premises. Maureen is highly experienced in negotiating bespoke leases and special use arrangements. Her tenant advisory work boasts a spread done for significant space users, anchor tenants, global retail chains and multi-national corporates looking to ensure their global corporate policies and real estate intentions are aptly captured in the real estate arrangements.
